The Bushfire Management Overlay covers areas designated within the planning scheme which are vulnerable to bushfire. (See mapped areas here) An application for subdivision of land and buildings and works in the BMO requires the preparation of a Bushfire Management Statement which is lodged with a planning application. Council refer this to the CFA.
The BMO requires siting of buildings to minimise the fire risk and that measures are met to ensure access, a static water supply and that the BAL level for the dwelling is determined by the area of defendable space around the building. The larger the area of defendable space, the lower the BAL level.
As a Level 3 practitioner with the Fire Protection Association of Australia Sam is accredited to do alternative method assessments which enable specific slopes, fuel loads and set backs to be considered where defendable space cannot easily be achieved on site.
